In Evanston, only about 30% of the housing options are single family homes.

That's not many, in particular  compared to other town to start with.

Interestingly, some of our leaders don't mind reducing that further.
Now consider, if a 4-unit building is permitted where R1 and R2 zoning exists today, the financial incentive for developers will be great to demolish modestly priced and historic homes, and build the multi unit building. "Highest and Best!"

The impact on utilities: water, sewer, rubbish, and traffic will be great, likely 4 times as much.

  • Ironically reducing single-family homes will INCREASE house selling prices and real estate taxes, reducing affordable housing for long  time residents, in particular retirees
